These Terms of Use (“Terms”) govern your use of LowestMortgage.com (the “Site”), operated by TalentGroup, Inc. By using the Site, you agree to these Terms. If you don't agree, please don't use the Site.

What we are — and aren't

LowestMortgage.com is an advertising-supported marketplace and lead-referral service. We are not a lender, mortgage broker, or financial, legal, or tax advisor. We do not make credit decisions, originate loans, or guarantee any loan, rate, term, or approval. Any transaction is solely between you and the broker or lender you choose.

Eligibility

You must be at least 18 years old and able to form a binding contract to use the Site.

Your submissions

You agree that the information you submit is accurate and that you have the right to provide it. You are responsible for the contact details you enter. Don't submit information about anyone other than yourself without authorization.

Consent to be contacted (TCPA)

When you submit a request, you consent to be contacted by one or more participating brokers or lenders (and their partners) at the phone number and email you provide — including by autodialed or prerecorded calls and text messages — about your inquiry, even if your number is on a do-not-call list. Consent is not a condition of any purchase, and message/data rates may apply. See our Privacy Policy.

Broker and lender relationships

Brokers and lenders in our network are independent third parties. We do not endorse, and are not responsible for, their services, advice, rates, or conduct. Verify any professional's license (e.g., NMLS) and terms directly before proceeding.

No financial advice

Content on the Site — including guides, calculators, and the glossary — is general information only, may contain inaccuracies, and is not financial, legal, or tax advice. Calculator results are estimates. Confirm all numbers with a licensed professional.

Acceptable use

Don't misuse the Site: no scraping or automated data collection without permission, no attempts to disrupt or gain unauthorized access, no unlawful, fraudulent, or infringing activity, and no submitting false information.

Intellectual property

The Site and its content are owned by TalentGroup, Inc. or its licensors and are protected by law. You may not copy, reproduce, or create derivative works without permission.

Disclaimers & limitation of liability

The Site is provided “as is” without warranties of any kind, to the fullest extent permitted by law. To the maximum extent permitted by law, TalentGroup, Inc. and its affiliates will not be liable for any indirect, incidental, or consequential damages arising from your use of the Site, the content, or any broker or lender you connect with.

Indemnification

You agree to indemnify and hold harmless TalentGroup, Inc. and its affiliates from claims arising out of your use of the Site or violation of these Terms.

Governing law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws principles.
